How do I apply for my fencing rebate?
A. Depending on where you have purchased your land and the timing restrictions applicable (please refer to your Land Contract), generally you are only able to apply for your fencing rebate once practical completion of your new home has been achieved. Simply mail or fax us a letter stating the lot number, your name and contact address and once we have verified that completion has been achieved, we will organise your fencing through a contractor nominated by us. Should there be issues outside your control preventing completion of the residence by the prescribed time, please contact us at the earliest opportunity to discuss the matter.

How do I apply for my early building rebate?
A. Depending on where you have purchased your land and the timing restrictions applicable, you are able to apply for your early building rebate once your house has been constructed to the uppermost element of the structural support for the roof. Simply forward to us a copy of your progress payment (from builder) showing proof of plate height/completion. Once we have verified that your home is at 'plate height' and you are eligible we will mail out your rebate cheque.

Can I apply for rebates if my lot is not purchased from the developer?
A. You only qualify for rebates if you purchased your lot from us. This is one of a number of conditions that apply to the rebate offer/s.
What are covenants?
A. When you purchase a lot from us, you will be asked to sign a copy of the covenants. A restrictive covenant is a document which restricts a landowner in the use or enjoyment of the landowner's land for the benefit of other land or for the benefit of a public authority. A restrictive covenant binds not only the present landowner but also subsequent owners of that land. Certain covenants run in perpetuity and others are restricted to run for a fixed period which is often at least 10 years from the time they are imposed.
The covenants specify things like the minimum floor size of your home, the types of materials used to build it and the placement of certain objects on the land (i.e. business signs). Covenants protect your investment because they regulate the standard of construction allowed in the estate.

What are annexures?
A. Annexures are attachments to the contract of sale which are effectively a set of additional conditions on the sale. For example, a survey diagram with regards to any easements (for walkways or drainage) which may be on the lot, or conditions of finance.
How do I claim for fencing costs if the adjoining lot is vacant?
A. There is a clause under Annexure 'A' of the contract of sale, which waives your right to claim a contribution for dividing fences from us. Liability for that contribution lies with the future owners of the lot.
What Rates and Taxes can I expect to be paying?
A. Generally, water rates, Council rates and Land Tax (if the property is not your principal place of residence). You should check with the appropriate authorities to ascertain the amount of rates and taxes you will be paying on a block of land.
